eyebeta asked:

Help! We moved from one state to another. Landlord did not do inspection after we moved, even tho we asked, so I took video. Sent us bill for various items. I disputed light bill, they admitted overcharging, and adjusted. They Insisted we broke blinds, which we did not, and that we did not clean baseboards. Charges went down to $38, which i still refused to pay – I had a team in there cleaning, left the place spotless. Next I knew, they reported to Credit report. Would love to sue them to court – have lots of evidence, even letter from apartment owner saying we are great tenants, but then I’d have to fly back to Texas. Disputed item in Credit report, but after investigation, it remains. Its a matter of principle – I do not want to pay the money (I can afford it) becasue they do that to everyone, and I KNOW I would win in civil court. So, who can I report them to, what can I do, or should I just leave the item on the credit report and ignore it? We found out when renewing car insurance!

Reggie Portwood

Christine asked:

I currently own a condo and want to rent it because I am moving to Hartford fairly soon. The market is horrible right now to try and sell!

I plan to rent a place in CT. Most of the ads I see request a credit check. My credit isn’t horrible but not good due to debt to income (my credit score is pretty low). I don’t have forclosures, repos or deliquencies on accounts. Just a few medical bills that are pending legal action.

What do they look for when they view the credit report?

I took a huge pay cut due unfortunate circumstances. I relocated from Georgia with my son and had to leave my successful career to start over again. I now have an opportunity of a lifetime at the same company I worked for 7 years. So my credit isn’t due to lack of responsibility- just hard times!

Any advice would be great. I just would **** to find a great apartment and then get turned down due to credit issues that could be fixed when my salary increases- which it will by $25,000 and then some.

Jamie Winebrenner

Leah asked:

I am a little credit-challenged at the moment due to some stupid mistakes I made a few years ago, but I am debt-free currently with an annual income of $88K. The only revolving/installment debt I have are 2 car loans for a total of $600/month. Despite my debt/income ratio, though, the payment history is killing me and I cannot get approved for a traditional home mortgage.

Even so, I want to purchase a home and would like to do it before the April 31 deadline for $8K first time homebuyer credit. Since I am still unlikely to be able to qualify for a traditional loan prior to that time, would seller-financing be the way to go? Do they report to the credit bureaus? Are there any specific pitfalls to look for, since I won’t have a realtor guiding me? Is it sort of like renting-to-own??? What would be their rights as lien-holders? I guess I’m afraid of having someone look over me the whole time, like a landlord.

I appreciate your feedback and advice.

Bruno Kovalaske
